Thanksgiving Getaways

Thanksgiving is a perfect excuse for a vacation, whether just a quick beach getaway over the long weekend or an extended break that takes advantage of the extra days leave.

Mexico is a great choice for Americans and Canadians looking for a great deal to celebrate Thanksgiving. The relatively short flights, many of which are direct from various major cities in the US and Canada, make Mexico a convenient Thanksgiving getaway.

The other advantage of visiting Mexico during the Thanksgiving break is economic. Once in Mexico, the cost of dining and hotels are much cheaper than in North America and many other destinations further afield. You get great value for money and wonderful friendly service.

Some of the top destinations in Mexico for a beach break over Thanksgiving are Cancun on the Caribbean Yucatan Peninsula, Puerto Vallarta on the Pacific Coast and Cabo San Lucas in Baja California. All of these destinations cater specifically for American and Canadian visitors during their respective Thanksgiving weekends – US being in November and Canada in October. You will find some excellent deals and a number of restaurants (including hotel restaurants) that have special Thanksgiving menus so that you won’t miss out on your turkey dinner!

What is Beneficial About Owning with an Established Timeshare Company?

Buying a timeshare is an exciting life project that will bring a whole host of wonderful memories and opportunities to spend quality time with family and friends, yet there are so many companies out there selling timeshare, how do you know which one to choose?

Probably the most important advice you could take, that will save you a lot of time, stress and money, is to go with an established company whose reputation precedes them. Much of the bad press about timeshare is actually generated by upstart companies or even rogue sales teams whose ruthless methods are notorious. When dealing with an established company, you will instantly notice the difference, their sales are based on quality and product satisfaction, putting the onus on what timeshare can offer you.

So, what can an established timeshare company offer you?

Reputable companies have been experts in their field for a long time and know when a destination is ripe for an investment. That is why long-running timeshare companies are usually located in the best destinations worldwide. They don’t move an inch without doing their ground work and as a buyer you simply arrive and take advantage of their vision. They also have the advantage of knowing what their customers want, they are not trying to second guess the market, they are connoisseurs of their trade and probably have a better idea of your vacation needs than you do.

Your investment is also in safe hands when you buy with an established company. Besides the fact that properties are always well situated in prime locations, you also have security of knowing that when times get tough they will still be standing. Younger, less experienced companies are the first to feel the pinch in an economic crisis and owners often take the brunt especially if they have bought during a pre-sale offer.

Finally, one the great advantages of buying from a long standing company is the sheer volume of its timeshare repertoire. Long standing companies are very likely to have an impressive number of complexes, which gives you the flexibility to be able to swap your timeshare or upgrade your property as you and your finances evolve.

What Historical Sites to Visit in and Around Cancun

One of the main attractions of choosing a vacation in Cancun is that there is more to the beach destination than simply idyllic Caribbean beaches. While rest and relaxation are certainly on the cards, you can combine getting a tan with more cultural pursuits such as visiting one or more of the many historical and archaeological sites in and around Cancun.

The whole area that surrounds Cancun is peppered with a number of sacred Mayan sites, some in better conditions than others. The Ancient Maya were one of the earliest civilisations to have made commendable advances in architecture, astrology and mathematics, and their legacy can be found in the enigmatic sites located near Cancun.

El Rey and El Meco

Cancun boasts two minor Mayan sites located within the city itself. El Rey has around 46 small structures including a market stage and temple while El Meco is smaller still, yet supposedly a particularly powerful site in terms of esoteric energies.

Chichen Itza

A couple of hours away from Cancun City, Chichen Itza delights visitors every day. One of the most famous sites, you can explore temples, the main pyramid, an observatory and ball court in addition to many other interesting structures.

Coba

Coba is more or less on the way to Chichen Itza and boasts a large pyramid, which is one of the oldest in the region, dating from around 700 to 1100 AD. The jungle setting makes it particularly enigmatic.

Tulum

The Mayan site located in Tulum is very unique as it overlooks the beach. The temples and other well preserved structures fascinated visitors day in day out.

Xcaret

This is another famous site that is located on the coastline. Xcaret was once an important trading port. The buildings are supposed to be among some of the oldest dates from 200 to 600 AD.

What to Expect at a Timeshare Presentation in Puerto Vallarta

Arriving to Puerto Vallarta, you are sure to be presented with a great opportunity to become an owner of a brand new timeshare property or to join an exclusive residence club, and there are many different resorts offering fractional ownership at great prices. In order to take advantage of these opportunities in Puerto Vallarta, you will be invited to attend a timeshare presentation, which tend to follow a similar formula.

Reputable companies in Puerto Vallarta will be obvious from the moment you arrive to the presentation; their properties simply sell themselves. When you first step foot on the resort, many companies will offer you time to get the feel of the place, while others will take you straight into a formal presentation after some light refreshments. This introductory presentation will show the benefits of ownership, sharing details of the resort, the history of the company and information about Puerto Vallarta as a destination. At this stage you can expect to see a range of materials from videos, PowerPoints and photographs, depending on the style of the presenter. You will gain a better idea of what is being sold.

After this you will be accompanied by a seller who will try to get to know you better and to find out what you expect from your vacations so as to best match the products to you. At this point, it is a good idea to indicate if timeshare really is not a possibility. However, this does not mean you should leave the presentation, rather, the seller then knows what he is dealing with and you will feel more confident that you have been upfront from the beginning.

You will then be shown more detailed photographs of the units and the facilities of the resort and floor plans with all the specifications and the cost of each accommodation. To give you time to digest the figures, you will be taken on a tour of the resort and accommodations so that you can bring to life the floor plans and gain a better idea of your potential investment.

After falling in love with all the properties, you will need to decide what you can afford and what investments you want to make in your future vacations. You will be expected to sign a contract on the day to receive the special prices agreed and you should read the contract carefully. If there is anything you have any serious doubts about, ask for confirmation in writing or speak to a manager; do not accept a verbal promise to make any changes.

By this time of the presentation, you should be a happy and proud owner of a wonderful vacation property. Congratulations!

All Inclusive Fees for Timeshare

A question that arises now and again about timeshare is the issue of all inclusive fees if your timeshare is located within an all inclusive resort. The short answer is that in the majority of cases, as a timeshare owner you would not have to pay all inclusive fees, unless you wanted to enjoy the benefits of an all inclusive package.

Most timeshare units are equipped with kitchens and dining areas with the intention that you might wish to enjoy a self catering vacation, which means you save money on eating out if you have a large family. In those cases, there would be no need for timeshare owners to pay an all inclusive tariff.

What is a common option for timeshare owners is the choice of buying an all inclusive pass which might have a minimum time limit, such as two or three consecutive days. This is a great option and actually a benefit rather than an obligation. Owners may wish to enjoy free reign of all the restaurants to gain the best of both worlds in their timeshare residence.

Maintenance Fees – the Myths

For many doomsayers, maintenance fees are the dirty words of both timeshare and condo ownership; consequently, there are many negative myths surrounding the topic, which stem in the main from ignorance or from having the misfortune of dealing with a bogus timeshare company.

When dealing with established, reputable timeshare companies, the most important thing to consider when addressing the issue of maintenance fees is that they are first and foremost an essential part of your long term investment in the property. Maintenance fees cover the costs associated with the operation, decoration, cleaning, repairs and improvements to your unit as well as the common areas such as the pool and club house etc. The fees also add to an account that is destined for non-recurring expenses like kitchen appliances or larger pieces of furniture, which do not need to be replaced regularly. These charges are not intended to generate profit for the developer or homeowners’ association but rather to safeguard the quality of your experience when you visit your property, and thus protect your investment.

Another point to mention is that yearly maintenance fees resolve the issue of your responsibility for repairs and upkeep. It is much more convenient and, indeed, practical for all the owners to share the cost rather than take on the task of organizing the maintenance independently.

Maintenance fees are also compulsory. If you stop paying your maintenance fees you are likely to get into serious legal hot water or receive expensive penalties. This is to protect all the other owners who are contributing to the maintenance of the property. In the case of being unable to pay the fees, the best thing to do is contact the timeshare company. Depending on your terms of agreement, the property may be repossessed if you do not keep up with your fees, although that would depend on your particular contract.

Finally, like any service, your maintenance fees will increase over time. It is unrealistic to expect that you will still be paying the same amount in ten years time. However, these increments should reflect inflation and local price increases. Occasionally you may also be required to pay extra to cover your share of unexpected repairs, such as those provoked by rare circumstances like a storm or water damage.

The best advice is to purchase a timeshare with a reputable company who have a good track record when it comes to reasonable maintenance fee rates. Usually, the best options are the larger, established timeshare companies who have a prestigious reputation at stake. But remember, in life, you get what you pay for.

Owner Direct Timeshare Rentals

Whether you are a timeshare owner who wants to rent your timeshare or you are looking to rent a vacation apartment, the information in this post will be of use. There are various advantages and some disadvantages of renting timeshare properties privately which will be discussed below.

Firstly, the benefit of renting your timeshare directly is that you avoid additional fees and commissions charged by agencies. This means that you are able to take advantage of very competitive rates. There is no middleman that you have to pay and you can make a relatively good return. Also, there are a lot of timeshare agencies out there on the net who have ulterior motives and many have fallen foul of a timeshare scam by trusting online timeshare agents.

Secondly, if you are the one renting your timeshare, you will have peace of mind about who you are renting your unit to. With direct contact you can make your own judgement about the reliability of the people who will be using your home away from home. You may even arrange to meet them or connect through social media.

The other issue to consider as someone who is going to rent a timeshare for their own use is that timeshare apartments are guaranteed quality. If you are renting a timeshare you can be assured that the quality of the unit will be good and well maintained as maintenance fees are compulsory. You also gain the benefit of the expertise of the timeshare company in terms of location and resort facilities.

Renting a timeshare is also a good way to test out whether or not to buy your own timeshare. Renting direct from the owner will give you an idea of what it is like. Similarly, if you want to see if timeshare is an option for you, you could approach reputable timeshare operators and see if they have any special deals for you to try out the timeshare experience.

Why do I have to pay maintenance fees for my timeshare?

Everyone who owns a timeshare has to pay maintenance fees and while no one likes to have to hand over their cash, they are an essential factor in the successful running and upkeep of your investment.

What do Maintenance fees cover?

Maintenance fees are intended to pay for repairs and the upkeep of both the resort facilities and your timeshare property. For example, a proportion of your maintenance fees will cover pool maintenance, the spa, common areas and club houses. With regards to your actual apartment, the fees help maintain the quality of your experience when you visit your investment, making sure that any broken utensils, appliances or furniture are replaced. Maintenance fees also include the cleaning services and general repairs of your property.

What happens if I don’t pay my maintenance fees?

To protect all owners, it is a legal requirement that timeshare owners pay their maintenance fees every year, even if you cannot make use of your timeshare. You may be subject to legal proceedings if you stop making payments so if you are ever in doubt, contact your operator or lend your timeshare to a family member or friend.
